It is not uncommon for us to hear from the appraisers that other agents working on behalf of producers and oil companies simply do not know what they are doing. They either protest the wrong properties, use the wrong negotiating tactics, or overall do a poor job. In fact, while waiting for a hearing, I saw one agent take a protest to the appraisal board and say absolutely nothing. He simply wanted to go before the board to show his employers that he was “going to the mat” or they were going to take the case to court. Either way, it was the wrong tactic because he made an enemy of the appraiser. Unfortunately the companies that hire these agents simply do not know what quality representation looks like.

Taking occasional protests to the board is sometimes appropriate to keep the appraiser honest. Rarely do our cases ever go to court because the legal fees are often too high to be worthwhile.
